Still plenty of room for improvement: Real estate owners and decarbonization

The latest survey by aedifion and RUECKERCONSULT provides a sobering picture: more than half of the surveyed players in the real estate sector do not have a decarbonization concept - although 73% fear a loss in value of their properties if no measures are taken to reduce CO₂.
However, instead of using immediately available and economically viable technologies such as building automation, heat pumps and smart heating control, expensive and inefficient measures such as replacing heating systems and switching to green electricity are being implemented.
The paradoxical reluctance: why building automation and heat pumps are ignored
According to the survey, 59% of respondents are replacing their heating system or switching to green electricity. These measures may bring short-term success, but they fall short of the actual goal of increasing efficiency.
Building automation - The ignored solution
- Hardly used: Although digital control systems can demonstrably save up to 40 % energy, building automation is hardly ever used.
- Regulatory obligation is disregarded: 48% of respondents have not yet dealt with the requirements of the German Building Energy Act (GEG), which stipulates the use of automation systems in non-residential buildings with a high heating load.
- Wrong focus: Many companies rely on manual consumption adjustments or external consultations instead of smart, self-learning technologies that automatically recognize and implement efficiency potential.
Heat pumps - the still underestimated technology
- Too rarely used: Heat pumps are less often considered a solution by respondents than conventional heating replacements - even though they are the most economical, efficient and sustainable solution for reducing CO₂.
- Lack of know-how: Many decision-makers still have outdated ideas about heat pumps and their efficiency in existing buildings, although tried and tested systems now work efficiently, especially in unrenovated, old existing properties.
- Distorted cost perception: It is often argued that heat pumps require high investments. This ignores the fact that long-term operating costs fall considerably - especially if the electricity is generated by photovoltaic systems.
